• Single point of contact to report plant failures and unplanned repairs, manage and monitor contractors attendance for reactive maintenance, component replacements and repairs
• Managing contractors attendance schedule for statutory and mandatory planned preventative maintenance and routine works (such as daily or periodic cleaning or manned security)
• Collect asset and property data, source, populate and manage a computer aided facilities management system to give accurate management information, an effective means for communication between client, managing agent and service providers and an audit trail for statutory compliance
• Agree monthly valuations with contractors, undertake contractor audits, undertake performance meetings and manage contractor performance
• Prepare schedules of work and procure re-decoration and ad-hoc works to comply with the repairing responsibilities under property leases, offering optimum value for money and preventing high cost claims for dilapidations at the end of the lease
• Manage contractors attendance schedule for other planned and reactive services
