Academy Schools– Asset Management Tool
When a school takes the decision to convert to academy status, the Head and Governing Board become directly responsible for the ongoing maintenance and capital replacement of the built and mechanical assets. To effectively do this, it is vital to understand the assets on site, their condition and the likely timescale for replacement. This information allows for informed decisions to be made in relation to ongoing maintenance, FM strategy and long term capital investment.
Our Asset Management Tool (AMT) is designed to give the academy control of the assets they own and a clear understanding of the future requirements. The AMT comprises of two main sections:
Asset Register – This is an itemised data base of all maintainable assets in the academy. The asset register allows service frequencies to be assigned to each asset which can then generate bespoke weekly, monthly and annual maintenance schedules.
Life Cycle Cost Analysis – This element of the AMT examines the potential capital and investment costs of the academy estate over a 25 year period. This is done using the current condition survey in conjunction with industry standard life cycle data.
We have completed AMTs at a number of academies over the past three years. The tools have been used to:
- Plan future funding requirements
- Improve the consistency and recording of regular checks by the site team
- Review and restructure service contracts
- Achieve value from service contracts by procuring based on accurate data
