Display Energy Certificates
The Energy Performance of Buildings Regulations 2007 requires that buildings over 500m2, occupied or part occupied by a public authority or institution frequently visited by the public, will require a Display Energy Certificate (DEC) and associated advisory report. This includes schools, academies, colleges, universities and hospitals. The certificates can only be produced by qualified and accredited commercial energy assessors.
A Display Energy Certificate gives an ‘A – G’ rating of energy performance based on actual energy consumption for the building in question. An ‘A’ rating means good energy efficiency and low bills; a ‘G’ rating means poor efficiency and higher bills.
The certificate must be displayed in a prominent position within the building. Where the building has a total useful floor area of more than 1,000m, the DEC is valid for 12 months and the accompanying advisory report is valid for seven years. Where the building has a total useful floor area of between500m and 1000m, the DEC and advisory report are valid for 10 years.
The DEC will provide you with a better understanding of your energy consumption and the efficiency of your building. The certificate will be on display to show you are complying with the Regulations and will provide an indication of annual running costs.

Energy Performance Certificates

The Energy Performance of Buildings Regulations 2007 requires that landlords / property owners must provide an Energy Performance Certificate (EPC) when a business premise is rented, sold or constructed. The certificates can only be produced by qualified and accredited commercial energy assessors.
An EPC conveys summary information about the potential energy performance of a building, its fabric and services. The EPC gives an ‘A-G’ rating of energy performance based on CO2 emissions and environmental impact, known as the Asset Rating. An ‘A’ rating means an energy efficient building which should correlate to low energy bills.
The EPC will provide you with a better understanding of your business’s energy efficiency and the accompanied Recommendation Report will highlight measures which, if adopted, have the potential to save energy and money. The certificate will show your business is complying with the Energy Performance of Buildings Regulations 2007.

The Energy Saving Opportunities Scheme (ESOS) is a mandatory energy assessment and energy saving identification scheme, sanctioned by the EU. The scheme applies to all large businesses throughout the UK and applies to:
- Organisations that have 250 or more employees
- Organisations with fewer than 250 employees but have an annual turnover exceeding €50m or a balance sheet exceeding €43m

Certification under the international standard ISO 50001:2011 (Energy Management System, EnMS) is a permitted compliance route under ESOS and could offer additional benefits as an alternative to undertaking ESOS assessments.
