JV North - Care

Drees & Sommer has been a member of the JV North Framework since 2013, previously being a trusted consultant to its members, and having been reappointed ranked #1 in 2021. We have delivered over 2,000 units for them over this period providing services that has stretched the full breadth of our consultancy services. Having built such a strong reputation across the consortia is down to our consultants taking the time to ensure that risks are properly mitigated, engaging the right people early into our appointments.

Through the framework we have created many partnerships including Bury Council, Community Gateway Association, Johnnie Johnson Housing, One Manchester, Plus Dane Housing, Sovini, Torus, Trafford Housing Trust, Weaver Vale Housing Trust and Wythenshawe Community Housing Group.

Schemes have included an Extra Care for Torus consisting of 48 houses, 6 bungalows and 16 low and high dependency apartments linked to a 100-apartment extra care as part of a package deal brought by Lane End.

Another similar extra care for in Rockferry brings 102 extra care apartments, 10 bungalows and 66 houses alongside the refurbishment of a listed school building which is being converted to 8 further apartments.

The quantity and type of communal facilities varies and has changed greatly in recent years in affordable products, from large properties with libraries, gyms, hobby rooms, music rooms, hairdressers, and cinemas, to a lighter product with more multi-use spaces alongside the core offer of assisted and pamper bathing rooms and a larger quantity of quality accommodation, typically of 100+ units.

Stakeholder management is pivotal to successful extra cares. This includes the local authority and health board but also the internal stakeholders from care and support, housing management, IT departments and development teams. We undertake bespoke workshops with each to drive forward a scheme that is fully considered, with the latest assistive technology and most importantly creates a home first, with care if required.

We are deeply rooted in the local communities and neighbourhoods served by JV North. We work closely with Homes England, local authorities, local enterprise partnerships, investors, and other partners to utilise land for the provision of sustainable, affordable housing. We aspire for all our schemes to provide employment and community benefits through housing programmes and the Building Back Fairer principle.
