Rutland Mills is the final stage of Wakefield’s waterfront regeneration masterplan. It is a mixed-use scheme which repairs and re-purposes a complex of derelict mills into a creative arts led masterplan on a site adjacent to the Hepworth Gallery. It will create a vibrant destination for creative and collaborative partnerships for music, film, TV, design, new media and all facets of the commercial creative sector.

Drees & Sommer has been involved in all stages of the project providing feasibility costs to inform the design through to detailed cost planning, producing tender documentation as well as provided post contract cost management services.

The project is split into a number of phases and is being competitively tendered using OJEU compliant frameworks. By utilising OJEU compliant frameworks for the procurement of the work we have reduced the procurement period and overall programme. The team have also adapted the cost plan to suit the project manager’s and client’s specific reporting requirements.

The scheme will incorporate workshops, offices, studios, bars, restaurants and cafes, conference and education space, a new hotel, flood defence and river walkway works, S278 works and public realm.
