What is WELL?
The WELL Building Standard is a performance-focused system for measuring, certifying and monitoring features of the built environment that impact human health and well-being. Research has proven that an individual’s health and well-being is at least 70 percent dependent upon environmental factors and lifestyle choices. Knowing that the average individual spends at least 90 percent of his or her time indoors, leads to a focus on how the built environment can enhance our health and wellbeing.
WELL is granted to a building after it has been assessed in use and certification depends on the building meeting all the performance metrics in use. WELL measures the attributes of a building that impact on occupant health, these are:
- Thermal Comfort
Within each attribute there are scoring features and there are four levels of accreditation dependent on performance; Platinum, Gold, Silver and Bronze.
WELL is applicable to three types of project - Buildings, Interiors and Core and Shell.
- Buildings - applies to office buildings where a minimum of 90% of the total floor area is occupied by the building owner and operated by the same management.
- Interiors - relevant for office projects only occupying a portion of the space in a building, or those that occupy an entire building not going under major renovation.
- Core and Shell - certification is available for projects seeking to implement fundamental features into the entire base building for the benefit of future tenants e.g. windows, heating and cooling and ventilation systems etc.
